Inglewood’s City Council and Redevelopment Agency voted yesterday to approve a series of ordinances and resolutions, which paved the way for a proposed 238 acre Hollywood Park mixed-use project on the current site of the Hollywood Park Race Track. Each of the nine measures under consideration passed with the identical vote-four in favor of passage, none opposed and one member voting to abstain.
“Approving this project is the next positive step in moving the City of Inglewood toward becoming the crown jewel of the South Bay,” said Mayor Roosevelt F. Dorn. “This positive step is another reason why Inglewood was selected over hundreds of other cities to receive the prestigious All-America City award for 2009. We look forward to continuing to develop the City of Inglewood as directed by its citizens.”
The vote represented a victory for Hollywood Park Land Development LLC in its four year effort to create a new direction for the Hollywood Park Race Track that will now benefit from the construction of approximately 3,000 residences, retail stores and other mixed use projects on the property.
“After many years of having public meetings, town hall discussions, public workshops and City Council Meetings, last night the City Council made history. They heard the Inglewood community say now is the time for change at the Hollywood Park site. Hollywood Park has been a community icon since 1938, and the residents have stated that they wanted something new and more exciting. The City Council heard them and last night approved the entitlement
rights to change the face of Hollywood Park as it currently exists,” said Councilman Ralph L. Franklin.
“For the next few years there will be mass destruction and development of a new destination site shopping center with high-end retail tenants, businesses coming into the City for the first time, high-end market rate housing, property for civic use and many prevailing wage jobs. With the current state of the economy at the Federal and State Government level struggling to have a balanced budget, the City of Inglewood has launched a progressive approach to preserve our revenues for now and in the future,” Franklin added.
“Hollywood Park Tomorrow is a project that will help define Inglewood’s future. We are excited to be at this part of the process knowing that more than three years of work are invested in its success,” stated Councilman Eloy Morales, Jr.
Among the nine matters that were approved yesterday by the City Council and Redevelopment Agency were changes to existing zoning laws, approval of the Hollywood Park Specific Plan, and adoption of a Development Agreement between the City and the Hollywood Park Land Company.
“The Hollywood Park Tomorrow project, and its tangential benefits to property values, schools and residents, is another milestone in the growth of Inglewood. While the real work is just beginning, ensuring community benefits, modeling green and sustainable development, and attracting worthy tenants are just a few of the critical tasks that lie ahead. A catalytic development like Hollywood Park Tomorrow requires the City’s full attention and engagement,” said Councilman Daniel K. Tabor.
“I am proud of the collective efforts of the elected leaders, City staff, and stakeholder groups who worked diligently on the project giving the City an opportunity to become home to an important economic center in the midst of the already vibrant Inglewood environment,” said City Administrator Timothy E. Wannamaker. “It took a lot of hard work but we are now positioned to become one of the leading engines that will move Southern California forward into this new century,” he stated.
“Due to the leadership and collective efforts of the City Council, City Administrator and staff; and the collaboration with the Hollywood Park Land Co., this development can serve as a model for private/public partnership that can increase home ownership and job opportunities and enhance the quality of life for all who live, work and recreate in the City of Inglewood,” said Sheldon Curry, Assistant City Administrator for Development. He added that “The 238-acre project will continue the synergy and positive growth that has been taking place in our City in recent years.”
